Cost of Buying a House in Ireland

Before reaching the stage of formal contracts for buying a house, there are matters which have to be organised and please note that if you are purchasing at an auction, then these matters need to be sorted prior to attending the auction.

The solicitors fees for buying a house and other house purchase costs you will incur will be explained to you in the form of an estimate at the beginning of the transaction, however there are number of common items that will be included in any house purchase:

  • Structural Survey: €350 – €850

  • Mortgage Valuation: €150 – €250

  • Home Insurance: Dependent on property and insurance provider

  • Local Property Tax: Apportioned between the seller and purchaser depending on how many days of the year each are in occupation of the property. The Local Property Tax Charge is dependent on the property valuation and the time of the year the property is purchased.

  • Searches: €170 (estimated)

  • Stamp Duty: 1% of residential property up to €1 million and 2% on the portion that exceeds €1 million.

  • Registry of Deeds Fee (if applicable): €50 on purchase deed and €50 on mortgage deed

  • First Registration Fee (if applicable): €500 to cover registration of owner and the charge on the property.

  • Land Registry Fees (if first registration is not required): The fee is dependent on the purchase price of the property.

    • Property Price up to €50,000                        €400.00

    • Between €50,001 – €200,000                        €600.00

    • Between €200,001 – €400,000                      €700.00

    • Greater than €400,000                                   €800.00

    • A mortgage can be registered against the property for €175.00.

  • Swearing Fees/Commissioner for Oaths Fees: Charged on a family home declaration which will be required for your lending institution for a fixed price of €10 per signature and €2 per exhibit. Your solicitor will prepare the declaration and arrange for the appropriate signatures.

  • Solicitor’s Professional Fee: available upon request, exclusive of VAT charged at 23%
